Position Title: Building Maintenance Engineer Technician II or III
Location: North Bethesda, Maryland
Reports to: Property/Facility Manager
Position Summary:
Building Maintenance Engineer Technician II or III is a mid-level maintenance professional responsible for the operation, maintenance, repair, and improvement of building systems in a commercial real estate setting. This role requires advanced technical knowledge, strong problem-solving skills, and a proactive approach to ensuring building integrity and tenant satisfaction.
Key Responsibilities:
• Perform advanced troubleshooting, diagnostics, and repairs on HVAC, electrical, plumbing, and mechanical systems.
• Conduct preventative maintenance and inspections of all building systems in accordance with company and manufacturer guidelines.
• Assist in coordinating and supervising third-party contractors and vendors performing service work on-site.
• Monitor and respond to building management systems (BMS), work orders, and emergency maintenance calls.
• Maintain accurate records of maintenance logs, equipment inventories, and compliance reports.
• Support sustainability and energy-efficiency initiatives across the property portfolio.
• Participate in after-hours on-call rotation and respond promptly to emergency situations.
Qualifications:
• High school diploma or GED required; technical or trade school certification preferred.
• Minimum of 5–7 years of hands-on experience in commercial building maintenance or facilities management.
• EPA Universal Certification for refrigerants required.
• Strong knowledge of HVAC, electrical, plumbing, and fire/life safety systems.
• Proficient in interpreting blueprints, technical manuals, and maintenance schematics.
• Ability to work independently and prioritize multiple tasks in a fast-paced environment.
• Excellent communication and interpersonal skills; ability to interact professionally with tenants, vendors, and colleagues.
• Valid driver’s license and reliable transportation required.
Physical Requirements:
• Ability to lift up to 50 lbs., climb ladders, work in confined spaces, and operate power tools and machinery.
• Must be able to stand, walk, bend, and reach for extended periods during shifts.
