The office market is in the midst of a fundamental reset. The hybrid work model — now the dominant arrangement for knowledge workers — has permanently altered how companies think about their space needs. The result is a bifurcated market: trophy and Class A properties with strong amenity packages are performing well, while older, less-amenitized buildings face structural headwinds.

What do tenants want in 2024? The answer has become clearer as the post-pandemic dust has settled. Flexibility tops the list — not just in lease terms, but in the physical space itself. Open, reconfigurable floor plans that can accommodate collaboration, focused work, and social interaction are in high demand. The era of the fixed, assigned workstation is over for most knowledge-work environments.

Wellness amenities have moved from differentiator to baseline expectation. Fitness centers, outdoor spaces, healthy food options, and abundant natural light are now standard asks in tenant requirements. Buildings that cannot deliver on these dimensions are losing deals to competitors that can.

Technology infrastructure is another non-negotiable. Gigabit internet, redundant connectivity, robust in-building wireless coverage, and smart building systems are expected by sophisticated tenants. Properties that cannot meet these requirements are effectively disqualified from consideration by a growing segment of the market.
